Sweet Dreams is a 57ft by 6.5 ft semi traditional narrowboat.
She is for sale by her owner, who needs to move due to family commitments.
She has a reverse layout, was completely insulated with Sprayfoam in 2020, has a victron inverter for shore power, automatic bilge pumps and a huge water tanks (2000l) at the front of the boat which can last one user months. She has diesel central heating throughout from a Webasto heater. She also features hidden 'cat doors' throughout, so if you have a furry friend they can move through the boat freely without the need to open and close doors. She also has a cat flap in the front door.
Living Room/Galley area: Sweet Dreams living area is open plan with shelves and hidden storage in the water pump compartment. This area is open plan and spacious, with room for someone to set it up as they like. Can come with Futon Company sofa bed (single) and extendable table. There is also a multifuel stove in the centre of this area. The Galley on Sweet Dreams is its heart, country style with a butlers sink and plenty of storage including cupboards, free standing chest of draws and space under the counter for new owners to add in whatever kind of storage they like. She has a fridge and an airfryer included in the sale. The galley also has a side hatch with removeable stairs going up it, under which the bathroom tank is stored.
Bathroom: This is a walk through bathroom with locks on both doors. There is a drop through pump out toilet with a large tank and fan installed to help with smells. There is also a 'fullness' alarm installed but not currently connected. The bathroom has bespoke wooden cabinetry with a pink grout.resin design throughout. The boat also has a full size bath and shower. The bath has an extra instant water heater attached to help fill it in colder months. Shell shaped sink included.
Bedroom: This includes a comfortable double fixed berth with fold out shelving and permanent shelving around it. It also has a full sized wardrobe, shelves, and under bed storage providing much more clothes storage than your average narrowboat!
Engine room: Sweet Dreams has a fairly large engine room with the engine located under the exit steps. The weed hatch can be found inside the engine room, behind the steps. The engine is a Thorrnycraft and will be fully serviced for sale, and the boat has 3 leisure batteries and a brand new starter battery.

The boat is currently in the process of being painted, as you can see in the photos, and discounts will be considered for buyers who do not need this work completed as they wish to put their own stamp on her. Her roof was sanded back to steel last summer and she is rust treated yearly. She was last out the water for a survey four years ago, with no problems, and her anodes are sound. w

She is priced well below value (38k) for a quick sale, and due to the likelihood of her needing blacked next summer, but has just had an inwater survey and BSC and all anodes are sounds, and due to some cosmetic work being undertaken: lower offers considered if potential buyers would not need the following work completed or would like to do it themselves:

replacing worn lino in bathroom
replacing sink surround in kitchen which was damaged by a leak (tap still works)
replacing wooden frame around engine (will need renailing within the next few months but works fine for now)
cosmetic painting touch ups.
engine bay painting

Currently in Scotland moorings are non transferable with a boat sale, so moorings should be arranged seperately from Scottish Canals however if you are on the Edinburgh or Viewforth waiting list for a residential mooring direct transfer may be possible depending on your position on the list.

Sweet Dreams is a very unique boat and a passion project of mine.She has quirks including a shell shaped sink, 3 mushroom vents painted to look like toadstools, cat doors, hieronomous bosch wallpaper, colourful walls and painted oak wooden floor boards. I am keen she goes to someone who will love her, make her their own, and who will benefit from being able ot be a part of boating life.
