Static Houseboat project moored in the popular seaside town of Ramsgate in Kent.
This is houseboat, is a part finished project which offers a good opportunity to create a 2 or 3 bedroom home. The upper deck is currently laid out as an art studio with a small cloakroom toilet, also housing the gas boiler for hot water.
Outside is a large deck area with plenty of container plants making for a great summer space.
Good sized lounge with 26KW central heating log burner, which includes a wrap around boiler powering 11 radiators throughout the barge. Off one end is a bedroom, off the other end is the corridor leading to a part finished bathroom and two further rooms, one currently laid out a temporary kitchen the other as a bedroom.
The barge was dry-docked in 2019 for a hull thickness survey with showed the hull was in good condition. The hull was also painted and new anodes were fitted.
The name of the boat is The Phoenix Queen, she is 26.5 m long, draft 1 m and beam 5.8 m approx. The hull is steel with a flat bottom and swim ends. She is plugged into a 32 amp electricity supply.
She is a Thames lighter barge, the hull was built in 1962 by Richard Dunston Ltd for the Port of London Authority and it's believed she was decommissioned and converted to a houseboat in the 1980s.
