Calico Jack has a beautiful private mooring directly on the River Lea as part of Springfield marina.
Access to the mooring is through a berth holders only gate, and then along a private section of riverside path until you reach Calico Jack's berth near the end of the marina section. The location gives great privacy and security, whilst also enjoying all the advantages of a berth directly on the river - Easy to move in and out of the mooring when going cruising, and close proximity to all the marina facilities (laundry, showers, toilets, recycling and rubbish disposal, community clubhouse/bar, chandlery/shop and marina workshop). The riverbank side where the berth is located is your own garden area. We've planted lots of bulbs and flowers in the garden area and put a bench seat, a shed (which we will leave on the mooring), a paved area for bikes, as well as 3 x coal/woodstores.
The mooring is transferable. The transfer fee is 10% of the sale price, payable by the purchaser direct to Springfield Marina.
Calico Jack has provided comfortable living space and a delightful home for 2 people for the last 7+ years.
During the time we have lived on the boat we have completely refitted the interior, maximising the available storage to meet our needs, and modernising and improving the interior utilisation and aesthetic.
Calico Jack has solid wood flooring throughout the living area and we have fitted modern kitchen units and a new oven and hob since buying the boat in 2017. The kitchen has 4 cupboard spaces at low level and a large pan drawer below the cooker. There is a set of 3 small cupboards above the cooker and 4 small shelves above the worktop opposite the sink.
There is a built in single seat with storage below next to the kitchen space and opposite the wood burner.
After the stove the living area opens out into an open space with a bespoke foldaway dining table which can sit up to 4 people. This area has a large built in couch/day bed which has extensive storage below accessible through 3 hinged lidded compartments. The couch/day bed has integral cushions and doubles up as a comfortable guest bed for 2 people when required. The main cabin has shelves x 3 at upper level above the seats which provide plenty of space to store books or other items.
The bathroom has been completely refitted and is in very good condition, consisting of a large shower, composting toilet (simploo) which has a 12v fan venting outside the boat, and modern basin with vanity unit below. The walls of the bathroom are lined with vinyl wall covering so the area is fully watertight, very easy to keep clean and maintenance free. The shower has a grey water pump which is operable on a switch adjacent to the shower and all is in excellent working order.
There is an additional set of floor to ceiling shelves in the corridor outside the bathroom which can be used for storing bedding, towels, or any other items and below which is housed the grey water pump (for the shower) so that it is easily accessible for repairs/maintenance if needed. The corridor area between the bedroom and the main cabin continues the solid wood flooring from the main cabin, through into the bedroom.
The bedroom contains a double bed, large wardrobe and has shelves above and adjacent to the bed. The bed is made to measure and has storage built in below the mattress and accessible via sliding doors which keep the space dust free and tidy.
The boat is entirely off grid and has electricity via 2 x 350 watt solar panels and a 12/800 victron inverter which power 240v sockets throughout. The boat has 3 x leisure and 1 x starter battery (new in January 2023). The boat also has a series of 12v sockets in the bedroom and main cabin. There is no shortage of power on this boat - we have lived on her off grid, running a fridge and other devices throughout the darker months with no problem.
We have had a room sealed gas boiler fitted to the boat (Morco E11) which provides hot water as required/on demand to the bathroom and kitchen. The boat has 1 x 900l water tank at the front of the boat under the bow deck which provides potable water and would usually last us around 3-4 weeks for 2 people. The fresh water pump is accessible through the day bed just below the bow doors, and is supported by an accumulator tank which keeps the water up to pressure and reduces drain on the electrics through the pump itself.
The wood burner sits central to the living space/main cabin on a large hearth, tiled in natural limestone which extends out a good distance beyond the stove to prevent heat damage to the floor. The walls around the stove are backed in heat resistant board with an air gap, and tiles in coloured mosaic tiles in keeping with the décor of the cabin. The wood burner/stove is a Charnwood country 6 - a 6kw multi fuel stove with back boiler which feeds a radiator in the bedroom (gravity fed) and gets the boat wonderfully warm throughout in just a few minutes.
The exterior of the boat has been thoroughly well maintained whilst we have had her. The entire exterior was repainted in 2019 using craft master paints, and the roof and hand rails re-painted again this summer (2024). Spare ;paint is available and will be left on the boat for touching up as required.
Hull blacking has been done every 3 years, with the latest time being June 2022, at which time a hull survey was also made which can be shared with potential purchasers as required.
The survey showed no issues with the hull and a good thickness throughout. There has been no over-plating required to the hull at any time.
The boat has 12v lights throughout and is fitted with an access point for shoreline/generator charging of batteries. we run a shoreline 12v fridge with freezer section in the boat but will be taking this with us, but the power point (12v ) for this will be accessible if you want to bring your own fridge.
The engine is a vetus engine which is the original. The engine has been regularly serviced during the last 7 years, most recently in early 2024. The engine is 100% reliable and we've never had any problems in the time we have had the boat.
