YEAR ROUND WARMTH
Eberspacher diesel heating (renewed Oct '24) which you can control remotely via your phone and schedule to come on over a 7 day programme. Spray foam insulated and radiators in each room. Wake up to and step onto a warm boat every time.

LIFESTYLE FLEXIBILITY
Enter the boat through a 10ft wheelhouse. The sides fold easily when you want to move. Easy to manoeuvre with a good sized (hydraulic powered) steering wheel and bow thrusters.
The room doubles as a light-filled dining room with 360-degree views and a peaceful breakfast bar which is above a space for a plumbed in washing machine. There also is room for an additional small table for lovely summer dining. Beneath the wheelhouse floor is an engine bay with a reliable and powerful Beta 75hp engine and a hidden gem of clean, dry space for storage.

RELAX AT HOME AND LET THE WORLD GO BY
Stepping down into the spacious open plan living room/kitchen you will find 6ft 5in headroom which continues throughout the boat. A high quality professional fit out gives loads of storage within the stairs into the living room and large cupboards either side. The views from the large windows, big side hatch and across the kitchen from the living room emphasise the "room to move" feeling.

Plenty of cupboard space in the modern U-shaped kitchen with beech worktops and stainless steel sink. There is a Shoreline 12v fridge-freezer, built in oven and hob and a Morco instant hot water boiler (refurbished 2024).

The large bathroom houses a full-size bath with shower over. Currently used with a cassette toilet, there is also plumbing and tanks in place for a pump out system or a compost toilet is available.

There are two ample bedrooms.

The smaller cabin features a clever "fold-down" double bed (with a proper 4' 6" mattress) that transforms into a superb professional home office. Loads of storage space in and behind the desk pedestals, under and over the bed.

In the master bedroom you can completely walk around the 4' 6" double bed, there are two large wardrobes, and a bedside drawer unit. The front doors open onto the spacious bow deck which is perfect for enjoying summer sunrises and sunsets.

The front locker is a massive empty space for even more storage.

Performance: Powerful Beta 75hp engine and hydraulic bow thrusters for effortless maneuvering.
2 x 13kg propane bottles in the gas locker outside on the back transom. An Alde bubble tester is installed.

Blacked in 2022; exterior paintwork completely done 2019 and touched up in 2025.

THE LOCATION
Currently moored in Hertfordshire, alongside private garden and lake with a fabulous community of neighbours. Mooring includes parking and essential services. Mooring always by arrangement with the landlord.
