Premier Houseboats are pleased to present this immaculate and beautifully converted Dutch barge. This Wonderful boat has cost over £250k to bring her to her current exceptional standard, and is therefore a real bargain at the current price. The space available is amazing, both interior and exterior, and the quality of the conversion is extremely high. Viewing is essential to appreciate what this superb vessel has to offer.
PAX was skillfully converted by the previous owner approx 7 years ago. Her vast hold which used to carry over 300 tons of cargo has made way for a very comfortable and spacious cruising home with all mod cons. Totally self-contained rear accomodation and a fantastic amount of forward space as well.
Built in Druten Holland in 1928 of riveted steel on steel ribs. Conversion works completed using 5mm steel on substantial frameworks. Suspended flooring gives access to all services for any maintenance/alteration. Steps from just in front of the Wheelhouse lead down to the Front door (stable type) which opens onto the Porch area with storage cupboard, coat hanging space and Radiator. Door to Cloakroom with wc and Basin. Halfglazed Door to Open Plan Galley/Saloon with masses of natural light thanks to numerous large Windows all fitted with Privacy Blinds. Finished in crown cut light Oak Veneer with a curved and beamed ceiling on Ash frames. Area approx 10 metres by 4 metres. Galley has Fan Oven, 5 burner Gas Hob, 2 1/2 Bowl Stainless Sink, Tiled Worktops, Microwave and Fridge. Maple T and G flooring and plenty of storage and power points. Saloon area with classic style Belgian multi fuel Stove, 2 radiators, many under gunwhale cupboards and a corner TV unit. The floor in common with the lower accomodation is carpeted.
Halfglazed Double Doors lead to the Well Deck with plenty of space, shelter and privacy for BBQ's, sunbathing etc. Astro Turf floor covering. Steps up to the Foredeck which is totally enclosed by substantial Railings - ideal for parties or letting the dog have some exercise. An area is covered with Astro Turf - nice and cool in summer !
Lower accomodation is reached from the front end of the Saloon via steps with a Wrought Iron Balustrade. A Central Corridor containing a large Wine Rack, Dishwasher, Fridgefreezer, Radiator. Master Bedroom with Ensuite Shower, Dressing Room and Radiator. Double Bedroom with Radiator. Single Bedroom with Radiator. Bathroom with Corner Bath, WC, Washhand Basin and Radiator. Forward area of hold approx 4.6 metres by 3.6 metres unconverted although fully Battened and Insulated by Professionally Sprayed Foam and supplied with power and water. Currently houses Washing Machine and Tumble Dryer. Could make a workshop or superb Master Bedroom especially as there is a large raised Double hatch which opens onto the Foredeck.
A Bulkhead Door leads to the original Forecastle which houses an 8 KVA Generator, Workbench, Storage areas, Batteries for the Electric Anchor Winch and steps up to a Hatch onto the original Foredeck - home of the remote controlled Anchor Winch and 2 large Rope lockers.
The totally self contained rear accomodation - The Granny Annexe - is accessed via the Wheelhouse which has been refurbished including new Hardwood Doors, Radiator, Cushioning and Carpet. Steps lead down to what is a Double Bedsit complete with Shower Cubicle with WC, Washhand Basin and Radiator. The Galley has an Electric Oven , Microwave, Stainless Sink and Fridgefreezer all housed in modern units. A built in Double Bed with understorage, a Breakfast Bar and 2 radiators complete the cosy atmosphere. As in the Main Galley/Saloon there is masses of natural light. Hardwood Flooring is laid in the Saloon area and Privacy Blinds are fitted.
A fully insulated Lazarette runs the full width of the barge. A hatch at the rear opens to allow access to this area which is supplied with electric light. The underfloor storage area ( approx 450 sq. ft. and 4ft 10ins high ) houses the Batteries - 920 AH - in a Sealed Compartment with overdeck ventilation which are coupled to the 2kw Victron Charger/Inverter, the Water Tanks - 3000 litres currently connected with 2 spare 1200 litre Tanks for additional capacity or Grey/Black as required. Central Heating/Hot Water is supplied by a Worcester Heatslave 15/19 Combi Boiler heating 15 radiators and protected by a Frost stat in the Engine Room. Masses of storage space remains unused at present.
Navigation Lights are fitted and the original Ship's Wheel which has been stripped and varnished forms a feature of the Wheelhouse. Engine Controls and Instruments together with new Seating finish off this areaVintage. Bonn and Kahler straight six - 48 litres - developing 150 HP at 500 rpm driving 1000mm propellor via 100 mm shaft and Reintjes gearbox, air started from reservoir tank filled by Lister driven compressor. Workbench, storage cupboards and sundry tanks. Access via doors and steps on both sides of wheelhouse with natural light and plenty of additional artificial lighting. Radiator and Frost-stat. Moored at Restronguet - near Truro, Cornwall.
adarrock@aol.com
07736 711628
for those who prefer metric, it's 38.7m long by 5.05m wide
FOR THIS SIZE AND SPECIFICATIONS YOU WONT FIND A BETTER BARGE AT THIS PRICE.
FOR A GOOD EXAMPLE OF WHAT CAN BE DONE WITH A BARGE THIS SIZE LOOK AT apolloduck id 102190 & www.thejubilant.com - the dimensions are almost identical but my main engine is a 260hp scania V8 and their engine is a General Motors engine the size of my bowthruster, a 360 degree controllable DAF 160hp. However, their decoration is beautiful and you can see from what they have achieved with theirs what would be achieveable with this one. For a little bit of money and a reasonable amount of effort you can add a considerable amount of value.
THE EXISTING CREW QUARTERS ARE BIGGER THAN THE FINISHED QUARTERS ON MANY OTHER LIVEABOARDS ADVERTISED ON LINE (DETAILED MEASUREMENTS BELOW) AND YOU STILL HAVE HOLD SPACE, EIGHTY FEET LENGTH , SEVENTEEN FEET WIDTH AND TWELVE FEET OF HEIGHT TO EXPAND INTO, WITH STAIR ACCESS ALREADY IN PLACE.
IF YOU FIND A SIMILAR PRICED ONE IN EUROPE THERE WILL BE 19% TAX PLUS MANY OTHER COSTS BEFORE YOU GET IT TO UK, IF YOU FIND A SIMILAR SIZE AND PRICED SHIP IN THE UK IT WILL PROBABLY BE A PILE OF JUNK OR A RUSTY HULK WITH NO ENGINES.
If you are comparing with a euro boat, there is NO TAX TO PAY on this ship but many European boats are subject to BTW (their VAT) at 19% on top of the asking price, notary fees (to get ownership transferred and deregister from purchase country) can be expensive too and then you have the hassle of getting across the channel for which you need a flat calm, less than force 4 wind, an engineer and a skipper - or your insurance wont be valid). Additionally, this ship has a survey which has already been accepted by GJW insurance in the UK, so that could save another 900 euros for a new acceptable survey against a similar european ship.
EXISTING CREW QUARTERS. CURRENTLY 2 BERTH (as there is currently only the one bed) BUT THE BOW CABIN COULD ACCOMMODATE MORE, AS COULD THE SALOON simply by adding a bed to the forepeak and some sofa beds or similar to the saloon.
HEADROOM 6Ft throughout the crew quarters
WHEELHOUSE: 6ft deep x 12ft wide, leading aft to: SALOON/ DINER 12ft wide X 14ft 5" long, with sink, gas cooker, electric fridge and cupboards.
leading aft to BEDROOM 12ft x 10ft with double door wardrobe 6ft high x 3ft wide and 20 inches deep, also smaller wardrobe 5ft high x 2ft 6 wide and 20 inches deep with 3 shelves, also open shelves and over bed storage locker, fixed double bed with storage under (no mattress).
Forward from the wheelhouse is an ANTE ROOM 4ft 6 x 5ft 6, leading to BATHROOM 6ft 6 x 4ft 6 (currently stripped out but I can reinstate it if purchaser requires, bath, sink and sea toilet are stored in the hold, as is a second cassette toilet) from ante room, steps lead down to HOLD, 80 feet long, 17ft wide and 12ft high. forward stairs lead to a second ANTE ROOM 12ft wide x 9ft deep, leading to BOW CABIN: 12ft wide x 6ft deep with two built in double wardrobes which are shelved.
ALL EQUIPMENT NOW INCLUDED IN SALE
GENERATORS: A SPARE 25kva VW generator in the hold. (THERE ARE TWO FITTED AND WORKING a 5kva and a 12kva lister and full 3 phase output, from 12v all the way up to 415v)
a one and a half tonne HI-AB CRANE (untested but believed okay)
WELDING KITS: An oxy acetylene welding kit with gas bottles on a trolley and a selection of welding and cutting heads.
An oxford oil cooled ARC welder.
An Oxford oil cooled MIG welder with double cable feeder and 15m reach hose (with unit midships you can almost weld both ends without moving it).
SPIRAL STAIRCASE: a steel spiral staircase and handrails stored in the hold , with mahogany treads stored in the bow cabin.
WATER TANKS: There is a 1000 litre plastic water tank and pump next to the bowthruster. there is also a steel one in the engine room
DECKLIGHTS: There is a quantity of 12v deck lights stored on the shelves in the bow cabin.
CREW QUARTERS: livable, with working cooker, sink and fridge, sockets and lights, bathroom stripped but easily reinstated, central heating radiators, not tested but works off a diesel burner in the engine room, the bow accommodation has an oil burner too.
Comfortable for a couple, with minor adaptation could accommodate more, separate from main hold, during conversion.
This 127ft by 17ft wide Belgian spits has recently traversed the North Sea, The channel and the Atlantic Coast to her current mooring at Penpol Boatyard at Restronguet in Cornwall. SURVEY (2008) and good hull report, she will float in 3 feet of water even though she is big enough to make a decent sized hotel barge or a massive luxury floating home.
Propulsion is from a brilliant 265hp Scania V8 diesel engine which made light of the journey and was surprisingly economical.
There is also a 360 degree 160hp DAF bowthruster which makes handling much easier than you might expect. As do the compass, gyro, autopilot and joystick controls. There are two sailor VHF radios - both working. Access to the hold is a walk through and straight staircase from the main accommodation and also up to the forepeak. Some of the aluminium hatches and coaming have been removed (the hatches are still aboard though, stacked and tied down on deck) and replaced with welded steel decking. The two lister generators provide 5kva and 12kva and span 110/220/ 380/415 between them.
The hold is huge and the ship could easily be adapted to give two levels of accommodation and have plenty of usable deckspace above.

| Barges: For Sale: 49ft Dutch Barge KAJALA with Cat engine |
| Featured Advert!
Click here for more photos and information |
 |
KAJALA is an Andrew Wolstenholme designed Dutch Barge. Based on the classic Luxe Motor it has all the traditional curves, looks and fine lines that is expected of a Dutch Barge.
Built in 2005 at the ideal length of 49ft 2 inches (14.98 metres) she is suitable for cruising inland waters of the UK and Europe and coastal cruising being Cat C rated. The length being less than 50ft means fewer regulations have to be followed and moorings are less expensive and easier to find.
PROPULSION is provided by a 230bhp (de-rated from 280bhp) Caterillar diesel engine Model 3126B, giving plenty of power in reserve yet providing most cruising at 1 gallon per hour of fuel. It comes with full electronic controls. Ease of navigation is ensured by GPS, Autopilot and a combined Radar/Chart plotter and handling is aided by a Vetus bow prop.
She has been built as a GAS FREE boat so a 16 kw Caterpillar generator is fitted. This provides sufficient power for cooking, and powering the built in washer/dryer. She has full AC circutry and battery charging is by a Mastervolt unit. She can also use ship to shore facilities for power. Heating is provided by a Webasto warm air unit circulating to all areas and a diesel powered Bubble stove with back boiler to radiators and a calorfier.
Kajala's owner wanted the interior to mirror the style and feel of an original Dutch Barge and the intricate joinery, with deep mouldings all built in Cherrywood justifies the end result. It is this joinery styling that really makes Kajala stand out. The Cabin lining, furniture and doors are all in handmade solid cherry fielded panels. Each of these panels is individually made and provides an exceptional depth of quality and finish. Deckhead lining is in off white painted tongue and groove boarding and flooring in oak planking. Worktops are in Corian with cupboards underneath. All this joinery has been carried out by Stoke on Trent Boat Building Co. Ltd.
The interior starts at the front with a BEDROOM containing a double bed and an en-suite shower/toilet (with separate waste holding tank) and ample storage cupboards. Then follows the GALLEY area on the Starboard side with dining table opposite on the Port side, followed by an open plan lounge with Bubble stove, built in TV and radio and more than adequate lounge seating.
The GALLEY contains a built in electric refrigerator and a combination oven/microwavetogether with a 4 plate ceramic hob. It has ample storage cupboards.
Going up a few steps leads to the wheelhouse which is fully instrumented with GPS, combined Radar/Chart plotter, Autopilot, etc., all Raytheon. Seating for 4 people is also provided, as is a sliding door either side each containing a drop down window.
The ENGINE ROOM is under the floor of the wheelhouse.
From the wheelhouse and going down a few steps takes us to the AFT BEDROOM again with an en-suite shower/toilet (with seperate waste holding tank). Also built in to this Bedroom is the electric Washer/Dryer.
Outside the boat is finished in cream with brown window surrounds. All the windows are double glazed and there are clear opening hatches over all living areas. Replica Dutch Barge.
A Beautiful Dutch style cruiser built to a bespoke design. On private London mooring. Built in 1998 and commissioned in 2002.
The interior of the Barge is decked out in reclaimed Teak and Mahogany wood, fashioned in a 1920’s style with brass finishings.
The wood had recently been sanded and oiled on exterior (including mast) and the wood is varnished on interior. A skylight has also been reworked with new slightly tinted glass, making the main living space light and airy.
There is a specious aft cabin and the forward section is open plan, apart from the heads.
It has enough room to sleep 5. With a double bed in the front bedroom, one single secret foldaway bed in the living room and two single beds in the rear bedroom.
The bathroom has an electric toilet, sink and powerful shower.
And in the galley you'll find a gas cooker, hob and fridge, all nicely fitted with Teak and Mahogany work surfaces.
The wheelhouse is forward of the aft cabin and raised to deck level.
With a steel hull, 11mm on bottom and 7mm on sides.
The top section of the wheelhouse is timber and is hinged to reduce the air draft.
There are glass windows all around, which are toughened. The super structure windows are a mixture of toughened and laminated glass.
It has a flat bottomed hull and is approximately 10 inches below the water line.
Location:
This Barge is particularly desirable because it is on a privet mooring in zone 6 of the London Underground trains. The mooring has full electric, water and car park, charged at a low monthly rate.
It takes 3 minuets to local amenities and 10 minuets to the town centre, where you can also find your local bus and tube and train stations.
Engine:
Perkins 6 cylinder diesel engine
The cooling system for this engine uses two skin tanks, making it impossible to over heat.
Since the boat was brought by a young family in 2007, the following work has taken place:
3 services
Solar panels on roof of rear section. (can sustained power on the Barge for up to 2 months unaided)
New batteries, new battery charge and new inverter. (240v)
Electrics on the entire Barge have been redone
Hull blackened 20 months ago
Safety certificate runs out 2011
New toilet
New pump in the shower
Brand new emersion heater
New bilge pumps
New diesel heating with low power usage hot water pump
Wood sanded and oiled on exterior (including mast) and wood varnished on interior. Skylight has also been reworked with slightly tinted glass. |
